How will PCC Edmonds compare in size to other PCC locations?
At about 24,000 square feet, PCC Edmonds will be slightly larger than PCC Redmond (23,382 square feet) and PCC Fremont (20,500 square feet).

What changes to the existing footprint are planned?
The 34,400 square feet building will be sub-divided creating retail space to the east of the PCC store. PCC has filed for a permit with the City of Edmonds to install windows on the south and west sides of the building.

What businesses are possible sub-tenants?
PCC is looking for potential tenants who operate businesses that complement PCC.

What special features/amenities are planned?
In addition to PCC's offering of fresh organic produce, artisan cheeses and breads, and natural meats and seafood, the new store will feature a state-of-the-art classroom/teaching kitchen, sushi and pizza prepared on-site, and an in-store bakery.

Will PCC seek LEED® certification?
PCC is planning several eco-friendly features that will position its Edmonds store for LEED® Platinum Certification including skylights, energy efficient lighting and mechanical systems, LED lighting, recycled building materials, a storm water management system, and indoor air quality systems.

Why does PCC want to locate in Edmonds?
PCC receives dozens of inquiries monthly regarding expansion into new neighborhoods and requests from shoppers in Southwest Snohomish County have consistently topped the list. Much like PCC shoppers in other neighborhoods, Edmonds residents tend to be very family, health and community-oriented. With it offering of all natural foods, and well-established practices as a sustainable business leader, PCC will be an active and supportive member of the Edmonds community.

The second largest city in Snohomish County, Edmonds is also a strategic location from which PCC can serve consumers who reside along the corridor that extends from Everett to the north to the Snohomish/King Counties border to the south, and west of I-5 to Puget Sound. The corridor includes the cities of Shoreline, Lynnwood, Mountlake Terrace and Mukilteo. The new store will also be convenient for residents of the Kitsap Peninsula who regularly commute via the Kingston-Edmonds ferry to the greater Seattle area.

Why does PCC expect to succeed at this location when Albertsons failed?
Closure of the Albertsons store was due to internal financial issues and not the market area's ability to support it. Edmonds is an upscale, growing community and is actually underserved by available retail grocery choices, particularly natural foods providers.

Does an established QFC directly across the street from the new store complement or compete with what PCC has to offer?
The Edmonds market is thriving and able to support the quality products and services offered by both stores. PCC's emphasis is on fresh, local and organic perishables and prepared foods, and is expected to attract shoppers for whom healthy, delicious food is a top priority. PCC is also known for its ongoing involvement in, and support of, the communities it serves and intends to become a good neighbor and community partner.
